Magret Paudyn has been helping clients buy and sell real estate since 2004. She established herself as one of the top-selling agents in the area, while her experience with property ownership, development and sales goes back much further.

Raised on a farm near Bath, Magret grew up with a practical understanding of land, buildings and rural property. Before entering real estate, she spent many years running her own bookkeeping and tax practice and building long-standing relationships with people throughout the area. Many of those people became her first real estate clients, and her business grew from there largely through referrals and word of mouth.

Over the years, Magret has worked with everything from family homes and investment properties to farms, country properties and waterfront. She has a particular appreciation for properties where the value may not be obvious to her clients at first glance. Her knowledge extends beyond pricing and contracts to construction, renovations, wells, septic systems, land and the practical details that matter most when deciding whether a property is truly a good fit.

Magret is known for being straightforward and persistent. She believes good representation sometimes means telling a buyer that a property is too expensive, needs too much work or simply is not the right one. For sellers, it means understanding the market, pricing carefully and keeping the transaction in perspective.

Richard joined Magret in real estate in 2006, and today she works alongside Richard, Ricky and Paul as part of the Paudyn Real Estate Group at Sutton Group-Masters Realty Inc., Brokerage. The family brings together decades of experience with property, construction, land development, investment, rental property and sales, with each member contributing a different perspective.

Magret has deep roots in the communities she serves and has lived in the area for most of her life. Outside of real estate, she has a passion for gardening and has been involved in a number of local activities over the years, including running a swimming program that taught hundreds of local children to swim.

More than 20 years after starting in real estate, Magret still approaches the work much as she did at the beginning: know the property, let clients know what she really thinks, persevere when things become difficult and look after the people who have trusted her to represent them.

Richard Paudyn

Richard Paudyn is a graduate of the University of Guelph and Queen’s University. After a rewarding 30-year career with the Limestone District School Board, where he worked as a secondary and elementary school teacher, consultant and administrator, Richard joined Magret in real estate in 2006.

His background in education continues to shape the way he works. Richard believes clients make better decisions when they understand the property, the market and the choices in front of them. He takes the time to answer questions, explain the details clearly and make sure his clients have the information they need before moving forward.

Over the past 20 years, Richard has helped clients buy and sell a wide range of real estate, including family homes, farms, cottages, waterfront properties, vacant land, new construction, investment properties, commercial buildings and development opportunities. That breadth of experience allows him to recognize the important differences between properties and to understand the practical issues that can affect value, use and future potential.

Richard is known for his tireless work ethic, patience and steady approach. He takes the time to understand what each client is trying to accomplish and provides honest advice based on their circumstances. Whether a client is buying a first home, selling a property they have owned for decades or considering a more complex investment, Richard remains closely involved from the first conversation through closing.

Today, Richard works alongside Magret, Ricky and Paul as part of the Paudyn Real Estate Group at Sutton Group-Masters Realty Inc., Brokerage. His experience, perspective and ability to explain complicated matters clearly make him an important resource for both the team and its clients.

For Richard, success in real estate is not measured only by completed transactions. It is reflected in the long-standing relationships he has built and in the many clients who have returned to him or referred their family and friends over the years.

Ricky Paudyn

Ricky earned a Bachelor of Engineering from Carleton University and later completed his teacher education at Queen’s University. He played varsity soccer at both schools, representing the Ravens and the Gaels. His teaching career took him to international schools in the Caribbean and Africa before he moved to Jasper to pursue a passion for skiing, hiking and scrambling.

He returned to his hometown of Kingston in 2013 and joined St. Lawrence College as a mathematics professor, later earning tenure. At the same time, he became increasingly involved in property development. As those projects grew, he made the decision to leave academia and work in real estate full time.

Today, Ricky works across residential properties, farmland, commercial and light-industrial properties, and multi-unit residential real estate. His experience extends beyond sales into development, construction, leasing and brokerage, allowing him to understand a property from several different perspectives.

His knowledge of buildings is not theoretical. Across numerous projects, Ricky has poured foundations, run wiring and plumbing, framed, tiled, laid flooring, hung drywall and finished interiors. He has taken properties from initial planning through construction and completion. He can read the story of a property by examining its site, construction, workmanship and systems. He recognizes differences in build quality and understands construction methods and costs exceptionally well, including the strengths, weaknesses and likely repair costs of different building systems.

Ricky’s background in engineering and mathematics is particularly valuable in financial and market analysis. He is strongest when the obvious answer is incomplete. Rather than relying solely on surface-level comparables, he examines income, expenses, construction quality, land, use potential and market conditions to determine where value actually lies. This allows him to develop well-supported valuations, identify opportunities others may miss and position properties optimally to harness value.

As an experienced landlord, Ricky also brings practical knowledge of leasing, tenancy management and proceedings before Ontario’s Landlord and Tenant Board. He understands ownership structures, building and tenant profiles, varied uses, and how each can affect cash flow, risk and long-term returns.

Ricky has a particular passion for heritage buildings, design and entrepreneurship. He is drawn to projects where thoughtful changes to layout, materials and use can improve function, preserve character and history, and reveal overlooked value. He values working alongside capable, hardworking people and brings the same direct, analytical approach to every client and property.

Across all of these areas, Ricky’s strength is finding the win: the overlooked opportunity, the solvable problem or the practical path that moves a deal forward.
